How to prevent others waste electricity?

The ways to prevent:

1. Encourage Guests to be Green
2. follow the mantra: “switch off when not in use”.
3. Making things more efficient - 
Air-conditioners (Air conditioners should be installed away from direct sunlight)

Refrigerators (Make sure that it is not located near a cooker, stove or oven and not exposed to direct sunlight)

Lights (Change your lights to energy efficient ones. And if you can afford it, change your bulbs to light emitting diodes (LED), as they last much longer; consume less energy).



Opening the electric bill like opening a boom? Not sure this month electricity is how much? Hope is decreasing not increase? 

Why i say Mantra sign is effecient? It is because it is  way of Psycology. Descriptive norms can be very powerful at influencing behaviour because people generally want to be “normal” and do what the majority of people are doing in given situations.

Using 1 strategic which is minimum staying with them 2 nights, Cleaning fee charged at RM85 a stay. A Studio can fit 6 guests in the entire house.

minimum stay is 1 night.  

Pic 2: RM108/night (but required min stay is 2 night) - After price breakdown (with cleaning fee and service fee) is RM340.
RM340/2 night, share with 6 person - RM56.67/p

Conclusion:
These 2 Airbnb have a good strategic, running Airbnb same goes as running a business, all are talking about new, and strategic. As long as, you can attack someone's attention, you are the winner. There is no right and wrong in running a business, min 1 stay and min 2 stays have their own pros and cons. 

Min 1 night (Pros) - No much required can target a lot of one-day trip/ party.
                    (Cons) - the cleaning fee will a bit high and have at least 15 guests to stay 15days.

Min 2 nights (Pros) - can target people on trip, 10 guests x2night  = 20nights, can save cleaning fee
                      (Cons) - can't target people just want to stay 1days.

Monthly Rental VS Homestay

What are the pros and cons of long term rental or short term homestay?

到底月租和民宿有什么好和坏呢?


Pros of Airbnb
1. Airbnb = Adventure: Since Airbnb rentals are based on short term stays, you can enjoy having a new guest every few days. On the other hand, with long term rentals, you will have the same tenants for a long time. 

民宿=冒险:民宿是个短期租约,您可以有每天不一样的客人又或者两三天不一样的客人,然而长期租约者就是同一人。

2. Flexible pricing:  When it comes to making money, Airbnb is the way to go. Airbnb gives you the chance to change your pricing depends on the season same goes like a hotel operation. You can either lower your prices or charge more. Once you have signed the lease agreement in long term rentals, you can’t change the rent, which means you will be getting the same income for the whole duration of your tenants’ stay, no matter how much you lose.

With long term rentals, however, there is a chance you will get bad tenants, which means you might get stuck with them for a long time. Though you can avoid this by running a background check on them before signing the lease agreement, still, you can’t avoid it completely.

客人或者屋主评语:这个评语可以让屋主分析这个客人是个怎样的人,因为在旅游完毕后屋主和客人会给对方一个评语(是个公开评语)。通过这个评语,客人/屋主都能预测接下来遇到的对方是个怎样的人。但相反的,您有可能会租给不好的长期租客,当然您们会有签约,但是那份约也不能完全能保障屋主。

1.  Unstable rental income: Airbnb is seasonal sometimes. The good thing about traditional rentals, now, is the steady rental income. When you rent out your property, you can sit back and enjoy an income for the whole duration of the lease agreement. As long as you manage your property the right way, you can maintain a positive cash flow that you can use to grow your business.

不稳定收入:民宿的赚钱计划是季节性的。那么现在传统的月租的好就是您可以安安稳稳收取每个月的租金,只要你是签了约那么就可以有个稳定的收入,您要是管理非常的号那么您可以保持个资金流转。

2.  Security: Privacy can be limited as there is every day different guests stay in house . There has been some trouble for the residence. Again, the traditional monthly rental is just the same guest in the same unit, it won't be too troublesome to the neighborhood. 

安全问题:做民宿会有限制隐私问题因为每天都租给不一样的客人,这就会对邻居带来小小的不便。现在月租的号就是有着同个租客在同个单位里就有比较减少麻烦的可能性。
